Good to know

Use of all three houses (up to 24 people with additional guest fee), down their own private lane in the heart of the Snowmass Subdivision. Situated on 1600sqm of land, there is ample space to relax and take in the views of the mountain. Perfect corporate getaway, take clients or staff on the mountain to snowboard or ski in winter, or enjoy a bit of team building doing walks or mountain biking or hiking in the summer. Ideal location for family reunions or bridal party accommodation where you are wanting to keep everyone close, though cannot be used as an event location. Each house has 5 bedrooms and can sleep a maximum of 12 people each. 3 large outdoor sheds with heat pumps work perfectly for drying your ski gear, or keeping your mountain bikes safe. Power is also available to charge E-Bikes or electric scooters in the dry rooms. The property can not be used for parties or events, this is simply accommodation as it’s situated in a residential subdivision.

Other Details to Note

Note: - MAX 24 people in 2 King beds, 4 x Queen beds, 10 single beds and 2 sofa couches; and includes all linen. Only paying guests permitted on the property. Please note the EV chargers are free for guest use. Unfortunately, not all EV cars and chargers are the same, so it is important to note the charger is a Type 2 plug and tethered, though there is also a normal 10A plug available for use outside. Please note the property has a number of external cameras for the safety and security of the property. Cameras do have a view of the spa; again this is for safety and for proof of any damage etc. A Minut Noise Sensor operates in each property to ensure noise is kept to an acceptable level after 11:00pm. This is an AirBNB recommended device to ensure the property isn't used for parties and to provide peace of mind to neighbouring properties.

House Rules

Occupancy & Events: Only registered and paying guests are permitted on the property at any time unless prior written approval has been obtained. No parties, events, or gatherings are allowed. The presence of any unpaid or unauthorised guests will incur a penalty of $100 per additional guest per day. Breaches of this policy may result in immediate eviction without refund. Late Checkout: A late checkout fee of $80 per hour (charged in 1-hour increments) will apply if the property remains occupied after the agreed checkout time. ID Verification & Damage Deposit: All bookings require completion of ID verification prior to check-in. A damage deposit hold will be placed on a valid credit card before arrival. Failure to complete ID verification and damage deposit authorisation by the required timeframe will result in cancellation of the booking without refund. Smoking Policy: Smoking is permitted outdoors only. Smoking is strictly prohibited inside the property, including garages and near open doors or windows. All cigarette butts must be disposed of appropriately. Cigarette butts must not be discarded on the grounds, gardens, driveway, or surrounding areas. Failure to dispose of cigarette waste properly may result in additional cleaning fees. Cleaning: The standard cleaning fee covers up to 3 hours of property turnaround and does not include washing dishes, pots, pans, or excessive mess. Guests are expected to leave the property in a reasonably tidy condition. All rubbish and recycling must be placed in the appropriate bins and put out as per the instructions in the Guest Guidebook. Any additional cleaning required beyond the standard 3 hours, including excessive rubbish, unwashed dishes, or unreasonable mess, will be charged at $80 per hour. Cameras: For security and safety purposes, exterior security cameras operate on the outside of the property. There are no cameras inside the property.

We brought 5 families and stayed in 2 houses. The houses were spacious and the beds were all super comfy. Lots of sleeping options and the kids loved the spa! Excellent hosts and beautiful properties.

Excellent place for a large family gathering. This was our second time at Barry's place and everything was as expected. Great amenities and the shops and are walking distance. Would highly recommend it.
