Occupancy & Events: Only registered and paying guests are permitted on the property at any time unless prior written approval has been obtained. No parties, events, or gatherings are allowed. The presence of any unpaid or unauthorised guests will incur a penalty of $100 per additional guest per day. Breaches of this policy may result in immediate eviction without refund. Late Checkout: A late checkout fee of $80 per hour (charged in 1-hour increments) will apply if the property remains occupied after the agreed checkout time. ID Verification & Damage Deposit: All bookings require completion of ID verification prior to check-in. A damage deposit hold will be placed on a valid credit card before arrival. Failure to complete ID verification and damage deposit authorisation by the required timeframe will result in cancellation of the booking without refund. Smoking Policy: Smoking is permitted outdoors only. Smoking is strictly prohibited inside the property, including garages and near open doors or windows. All cigarette butts must be disposed of appropriately. Cigarette butts must not be discarded on the grounds, gardens, driveway, or surrounding areas. Failure to dispose of cigarette waste properly may result in additional cleaning fees. Cleaning: The standard cleaning fee covers up to 3 hours of property turnaround and does not include washing dishes, pots, pans, or excessive mess. Guests are expected to leave the property in a reasonably tidy condition. All rubbish and recycling must be placed in the appropriate bins and put out as per the instructions in the Guest Guidebook. Any additional cleaning required beyond the standard 3 hours, including excessive rubbish, unwashed dishes, or unreasonable mess, will be charged at $80 per hour. Cameras: For security and safety purposes, exterior security cameras operate on the outside of the property. There are no cameras inside the property.

Whole house, except a couple of linen cupboards & master Walk in Wardrobe is locked.
